Building Permit
NATIONAL BUILDING CODE (PD 1096) – SECTION 301. BUILDING PERMIT
“No person, firm, or corporation, including any agency or instrumentality of the government shall erect, construct, alter, repair, move, convert or demolish any building or structure or cause the same to be done without first obtaining a building permit therefor from the Building official assigned in the place where the subject building is located or the building work is to be done.”
REQUIREMENTS FOR SECURING A BUILDING PERMIT:
- Accomplished Prescribed Application Forms:
- 5 Copies of Building Permit Form – Duly Notarized
- Ancillary Permit Forms:
- 5 Copies of Architectural Permit
- 5 Copies of Civil/Structural Permit
- 5 Copies of Electrical Permit
- 5 Copies of Plumbing/Sanitary Permit
- 5 Copies of Mechanical Permit
- 5 Copies of Electronics Permit
- 5 Copies of Fencing Permit
- 5 sets of Building Plans & Specifications – Signed & Sealed over the printed names of the duly licensed and registered professionals and signed by the owner
- 5 copies Cost & Estimates/Bill of Materials – Duly Notarized and Signed & Sealed of the duly licensed and registered professionals and signed by the owner
- 3 copies of Structural Analysis for buildings more than 1 storey – Signed & Sealed over the printed names of the duly licensed and registered professional and signed by the owner
- 3 photocopies of updated PRC ID and PTR of all involved professionals who signed & sealed the plans
- Proof of Lot Ownership
- In case the applicant is the registered owner of the lot:
- Certified True Copy of Original Certificate of Title (OCT)/ Transfer Certificate of Title (TCT), or
- Certified True Copy of Tax Declaration
- In case the applicant is not the registered owner of the lot:
- Certified True Copy of Original Certificate of Title (OCT)/ Transfer Certificate of Title (TCT)/ Tax Declaration of Lot, together with:
- Duly Notarized copy of the Contract of Lease, or
- Deed of Absolute Sale, or
- Duly Notarized Authority to Construct
- Certified True Copy of Original Certificate of Title (OCT)/ Transfer Certificate of Title (TCT)/ Tax Declaration of Lot, together with:
- In case the applicant is the registered owner of the lot:

Certificate of Occupancy
NATIONAL BUILDING CODE (PD 1096) – SECTION 309. CERTIFICATE OF OCCUPANCY
“No building or structure shall be used or occupied and no change in the existing use or occupancy classification of a building or structure or portion thereof shall be made until the Building Official has issued a Certificate of Occupancy therefor as provided in this Code.”
REQUIREMENTS FOR SECURING CERTIFICATE OF OCCUPANCY:
- Accomplished Prescribed Application Forms:
- 3 Copies of Application For Occupancy Form
- 3 Copies of Certificate of Completion – Duly Notarized
- 3 Copies of Certificate of Final Electrical Inspection
- 3 Photocopies of Approved Building Plans
- In cases when there are changes in the approved building plans:
- 3 Sets of As-Built Plans – Signed & Sealed over the printed names of the duly licensed and registered professionals and signed by the owner
- In cases when there are changes in the approved building plans:
- 3 Photocopies of updated PRC ID and PTR of all involved professionals who signed & sealed the plans
- 3 Photocopies of the Approved Building and Ancillary Permits
- 3 Photocopies of the Issued Locational Clearance
- 3 Copies of Picture of the completed structure showing front, sides, and rear areas
